Real Estate Market Update | CapeCod | July 2023 Vs June 2023

Welcome to The Griffin Real Estate Market Update, I’m Danny Griffin.

If you’re thinking about buying or selling residential real estate, it’s important to understand the current market trends.

According to Cape Cod & Islands Association of Realtors, the marketplace for Cape Cod residential properties, here’s what happened in July 2023 versus June 2023:

The Number of SOLD listings decreased 28% to 200 properties with a top sale of $11.5 million at 43 Morris Island Road in Chatham.

The Average Sales Price increased 13% to $1.05 million and the Average Price Per Square Foot increased 3% to $508.

The inventory of properties available for sale as measured in months supply increased by 30% to 3.64 months worth of properties for sale.

The average 30-year fixed mortgage rate increased 2% with an average rate of 6.98% according to Bank Rate.com

INSIGHT: Low Inventory For The Forseeable Short Term
