Real Estate Market Update | Cape Cod | February 2022 Vs January 2022

Welcome to The Griffin Real Estate Market Update.

If you’re thinking about buying or selling residential real estate, it’s important to understand the current market trends. 

According to Cape Cod & Islands Association of Realtors, the marketplace for  Cape Cod residential properties, here’s what happened in February 2022 versus  January 2022: 

The Number of SOLD listings decreased by 36% to 165 properties with a top sale  of $4.6 million at 125 Seaview Street in Chatham. 

The Average Sales Price decreased by 3% to $877000 moving the Average Price  Per Square Foot up to $468 per square foot. 

The inventory of properties available for sale as measured in months supply  increased by 36% to 2.7 months worth of properties for sale. 

The average 30 year fixed mortgage rate increased to 4.08% according to Bank Rate.com
