Real Estate Market Update | Boston | January 2022 Vs December 2021

Welcome to The Griffin Real Estate Market Update.

If you’re thinking about buying or selling residential real estate, it’s important to understand the current market trends.

According to MLSPIN, the marketplace for Boston residential properties, here’s what happened in December 2021 versus January 2022:

The Number of SOLD listings decreased by 47% to 100 properties with a top sale of $11 million at 29 Commonwealth Avenue #2 in Boston.

The Average Sales Price increased by 9% to $1.84 million and the Average Price Per Square Foot decreased by 32% to $1,196 per square foot.

The inventory of properties available for sale as measured in months supply decreased by 30% to 1.57 months worth of properties for sale.
The average 30-year fixed mortgage rate increased by 13% to an average rate of 3.71% according to Bank Rate.com.
