According to MLSPIN, the marketplace for Beacon Hill residential properties, here’s what happened in Q1 2023 versus Q1 2022:

The Number of SOLD listings decreased by 34% to 21 properties with a top sale of $7.95 million at 22 W Cedar St in Boston.

The Average Sales Price decreased by 1% to $1.81 million moving the Average Price Per Square Foot up to $1163 per square foot.

The inventory of properties available for sale as measured in months supply increased by 61% to 3.63 months worth of properties for sale.

The average 30 year fixed mortgage rate increased to 4.73% according to Bank Rate.com
