Welcome to The Griffin Real Estate Market Update, I’m Danny Griffin.

If you’re thinking about buying or selling residential real estate, it’s important to understand the current market trends.

According to Cape Cod & Islands Association of Realtors, the marketplace for Osterville residential properties, here’s what happened in Q3 2023 vs Q3 2024:

The Number of SOLD listings increased by 73% to 19 properties with a top sale of $12.2 million at 807 Sea View Avenue in Barnstable.

The Average Sales Price increased by 23% to $3.4 million and the Average Price Per Square Foot increased by 13% to $942 per square foot.

The inventory of properties available for sale as measured in months supply decreased by 16% at 2.84 months worth of properties for sale.

The average 30-year fixed mortgage rate decreased by 17% to an average rate of 6.24% according to Bank Rate.com
