According to Cape Cod & Islands Association of Realtors, the marketplace for Cape Cod residential properties, here’s what happened in December 2024 vs January 2025:
The Number of SOLD listings decreased 22% to 183 properties with a top sale of $7 million at 265 Sea View Avenue in Barnstable.
The Average Sales Price decreased 9% to $1 million and the Average Price Per Square Foot increased by 2% to $523.
The inventory of properties available for sale as measured in months supply increased 14% to 3.62 months worth of properties for sale.
The average 30-year fixed mortgage rate had no change to an average rate of 7.03% according to Bank Rate.com
