Real Estate Market Update | Cape Cod | December 2023 vs January 2024

Welcome to The Griffin Real Estate Market Update.

If you’re thinking about buying or selling residential real estate, it’s important to understand the current market trends.

According to Cape Cod & Islands Association of Realtors, the marketplace for Cape Cod residential properties, here’s what happened in December 2023 vs January 2024:

The Number of SOLD listings decreased 26% to 144 properties with a top sale of $11.5 million at 61 Fox Island in Barnstable.

The Average Sales Price decreased 3% to $1.02 million and the Average Price Per Square Foot decreased 5% to $504.

The inventory of properties available for sale as measured in months supply increased by 22% to 4.02 months worth of properties for sale.

The average 30-year fixed mortgage rate decreased 1% with an average rate of 6.84% according to Bank Rate.com
