Real Estate Market Update | Boston | December 2023 Vs January 2024

Welcome to The Griffin Real Estate Market Update.

If you’re thinking about buying or selling residential real estate, it’s important to understand the current market trends.

According to MLSPIN, the marketplace for Boston residential properties, here’s what happened in December 2023 vs January 2024:

The Number of SOLD listings decreased by 32% to 63 properties with a top sale of $12.5 million at 776 Boylston Street #PH1F in Boston.

The Average Sales Price increased 3% to $2.04 million and the Average Price Per Square Foot had no change with $1,272 per square foot.

The inventory of properties available for sale as measured in months supply increased by 28% to 3.30 months worth of properties for sale.

The average 30-year fixed mortgage rate decreased 1% with an average rate of 6.84% according to Bank Rate.com

Insight: Ultra luxury continues to lead the market skewing the averages higher yet Boston’s inventory remains high offering plenty of choices.
