Real Estate Market Update | Cape Cod | April 2023 Vs March 2023

Welcome to The Griffin Real Estate Market Update.

If you’re thinking about buying or selling residential real estate, it’s important to understand the current market trends.

According to Cape Cod & Islands Association of Realtors, the marketplace for Cape Cod residential properties, here’s what happened in April 2023 versus March 2023:

The Number of SOLD listings had no change of 208 properties with a top sale of $9.2 million at 63 Shell Drive in Chatham.

The Average Sales Price increased 4% to $1.03 million and the Average Price Per Square Foot had no change of $501.

The inventory of properties available for sale as measured in months supply increased by 8% to 3.23 months worth of properties for sale.

The average 30-year fixed mortgage rate had no change with an average rate of 6.48% according to Bank Rate.com
