New York Standardized Operating Procedures | Griffin Realty Group

The Griffin Realty Group (The Griffin) maintains the following Standardized Operating Procedures for all prospective purchasers in the State of New York:

1. Identification Required to Work With an Agent

The Griffin does not require government-issued ID from a prospective purchaser prior to:
• scheduling a showing
• receiving property information
• working with an agent

However: certain properties, sellers, or building management companies may require ID for access.

2. Pre-Approval or Proof of Funds

The Griffin does not require a mortgage pre-approval or proof of funds to show properties.

Sellers or listing brokers may set requirements for offers, and we will communicate those clearly.

3. Exclusive Buyer Agreement

The Griffin does not require an exclusive buyer-broker agreement as a condition for:
• property tours
• receiving services
• working with a Griffin agent

Clients may choose exclusivity for additional services, documented separately.

4. Buyer Fees

The Griffin does not charge prospective buyers upfront fees.
Compensation is typically paid by the seller or listing brokerage unless a separate written agreement states otherwise.

5. Fair Housing Compliance

We comply with:
• The Federal Fair Housing Act
• New York State Human Rights Law
• New York City Human Rights Law (if applicable)

We provide equal service to all clients.
