Real Estate Market Update | Cape Cod | May 2023 Vs April 2023

Welcome to The Griffin Real Estate Market Update.

If you’re thinking about buying or selling residential real estate, it’s important to understand the current market trends.

According to Cape Cod & Islands Association of Realtors, the marketplace for Cape Cod residential properties, here’s what happened in May 2023 versus April 2023:

The Number of SOLD listings increased 10% to 238 properties with a top sale of $10.9 million at 19 Marquand Drive in Barnstable.

The Average Sales Price decreased 5% to $968 thousand and the Average Price Per Square Foot decreased 4% to $478.

The inventory of properties available for sale as measured in months supply decreased by 2% to 3.15 months worth of properties for sale.

The average 30-year fixed mortgage rate increased 6% with an average rate of 6.90% according to Bank Rate.com

Luxury and limited inventory are still the main story line for the cape cod market while entry level buyers struggle to find opportunities.
