Real Estate Market Update | Cape Cod | 2023 1st Quarter Vs 2022 1st Quarter

Welcome to The Griffin Real Estate Market Update.

If you’re thinking about buying or selling residential real estate, it’s important to understand the current market trends.

According to Cape Cod & Islands Association of Realtors, the marketplace for Cape Cod residential properties, here’s what happened in Q1 2023 versus Q1 2022:

The Number of SOLD listings decreased by 23% to 513 properties with a top sale of $12.2 million at 209 Bay St in Barnstable.

The Average Sales Price increased 4% to $930 thousand and the Average Price Per Square Foot increased by 1% to $468.

The inventory of properties available for sale as measured in months supply increased by 24% to 2.02 months worth of properties for sale.

The average 30-year fixed mortgage rate increased by 37% to an average rate of 6.48% according to Bank Rate.com
